Gradient syncFURNACE units are certified for zero clearance to combustibles, which is why a home can be built with the unit in a compact closet rather than a mechanical room. Gradient’s own manual separately recommends 24 inches of front clearance and 12 inches above the unit for service access, and a builder framed closet is often tighter than that. The work still gets done in a tight space, but it takes a technician who knows this appliance. 180 Plumbing and Heating services Gradient units in tight mechanical closets across southeast Calgary, including townhome complexes and mechanical rooms under the stairs. Why your furnace closet is so small

The short answer is square footage. A Gradient syncFURNACE is a furnace and a water heater in one cabinet, so the entire mechanical package for the home fits in a closet. There is no separate hot water tank, and no room needed to hold both. One appliance to install, one to vent, one to maintain. In a new Calgary home, where floor area is worth real money, that is a straightforward decision at design stage, and it is the main reason these units are going into townhomes.

The unit is also certified for zero clearance to combustibles, which is what lets the closet be framed tight around the cabinet. Here are the two clearance rows from Gradient’s own installation manual.

ClearanceFrontBackSidesTopBottomVent pipe
Minimum, to combustibles0 in0 in0 in0 in0 in0 in
Recommended for service24 in2 in2 in12 in0 in1 in

And Gradient’s note underneath, in their words:

“It is highly suggested that Recommended for Service minimum clearance requirements are maintained to ensure straight forward access for future product service / maintenance.”

The two rows do different jobs. The zero inch row is a fire rating, and it is about what the cabinet is allowed to touch. The service row is about being able to work on the appliance afterwards.

There is a code requirement sitting alongside both. CSA B149.1:25, the natural gas and propane installation code in force in Alberta, titles clause 4.14 “Accessibility”, and 4.14.1 is a single sentence: “An appliance shall be installed so that it is accessible for servicing.”

Clause 4.14.2 puts a number on it, a minimum service clearance of 24 in (610 mm) to any side, top or bottom where service could be necessary. It is not a blanket 24 inches on every face, it is 24 inches wherever the appliance actually has to be worked on, and on a syncFURNACE that is the front, because the front is where the burner, the combustion chamber, the condensate trap and the filter all are.

That 24 inches is a floor rather than a target. A greater distance marked on the rating plate governs instead, and where 24 inches is not enough to remove, replace or repair a component, the clause asks for enough room to actually do it. Measurements are taken from the outermost projection of the appliance, once it is installed.

So the 24 inches in Gradient’s service row is not just a manufacturer preference. At the face you work from, it is the clearance the code asks for.

What it means when a company says they cannot service it

Usually one of three things, and none of them mean your equipment is a problem.

  • They have not worked on one before. Gradient is a Calgary manufacturer with a modest install base, so most technicians in this city genuinely have not opened one, and a tight closet is a bad place to learn.
  • They do not stock or cannot quickly source the parts.
  • The closet itself is awkward, most often where a door opening is narrower than the cabinet or where something has been built in front of the unit after the fact.

How we service a unit in a tight closet

This is the part that is worth being specific about, because specificity is the only way to tell the difference between a company that does this and a company that says it does.

  • Burner, combustion chamber and condensate trap, all reached from the front of the cabinet.
  • Condensate trap cleaning, and the drain cleared from the heat exchanger outlet through to the floor drain. This is the single most common cause of a lockout in Calgary homes.
  • Annual water system flush and descale on the syncFURNACE Tankless, which is the unit with city water running through it. Calgary water is hard enough that this one matters.
  • Filter change in the correct size for your model. The 05L, 08L, 06H, 10L, 12L and 10H take a 16×25. The 16L, 15H and 20L take a 20×25. All are 14 inches high by 23 inches deep.
  • Combustion analysis and a full gas safety check by a Certified Type B Gasfitter.
  • Gradient’s Appendix E Annual Inspection and Maintenance Record completed and left with you, because Gradient’s warranty requires maintenance to be documented, not just done.

What we will tell you honestly

If your closet genuinely cannot be serviced safely, we will say so. It is rare, but it happens, usually where a door opening is narrower than the cabinet or where something has been built in front of the unit after the fact. When it happens we will tell you exactly what it would take to fix, which is normally a wider or louvred access door. That is a carpentry job rather than a mechanical one, and it costs far less than people expect.

The unit cannot be installed on carpeting. Gradient’s manual states it plainly: “This product can NOT be installed on carpeting.” Carpet hides water and holds moisture, bacteria and whatever else gets spilled on it. Under an appliance with a water side you want a hard surface that can be seen and wiped. If yours is sitting on carpet, it is worth correcting.

If you are in a townhome

This is worth its own section, because a townhome is a completely different situation from a detached house and almost nobody explains it.

Your neighbours almost certainly have the identical unit in an identical closet. Townhome rows are built to one mechanical design. Gradient’s own case study of a Calgary townhome describes a tandem garage with a double door closet leading to the mechanical room under the stairs, chosen because the syncFURNACE fits lengthwise under a staircase while still leaving access to the HRV and the electrical panel. If that description matches your home, you know what you have.

Your whole complex is due at the same time. The units were commissioned within weeks of each other when the row was built, so the clock started at roughly the same moment for everybody. If you are due, your neighbours are too.

So book together and save. It is more efficient and cost effective for us to service six units in one complex than six houses scattered across the southeast. We park once, we already know the model, the closet and the drain layout, and there is no drive time between jobs. That saving is real, so we pass it on.

Ask your neighbours. If a few of you book on the same morning we will do the row in one visit. Call 403-404-9975 and say which complex you are in, and we will tell you what it looks like for your group.

If you sit on the board, or you manage the property, we can also arrange servicing for the whole complex on one schedule, with a single record for each unit and one point of contact. Call and ask for Desmond.

New home, new unit

If your home is new, four things are worth knowing. Do you know what they are?

  1. Your warranty is ten years on the heat exchanger and five on parts, and, like many manufacturers, every one of those coverage paragraphs is conditional on maintenance being carried out and documented. Gradient’s claims terms ask for the service records.
  2. Gradient extends the five year parts coverage to ten if the unit is registered within sixty days of installation. We can help you find out what coverage you actually have.
  3. The builder’s warranty and the manufacturer’s warranty are different documents with different terms and different timelines. Alberta new home warranty covers the building. The furnace warranty is Gradient’s.
  4. Your first service is due one year from installation, not from possession. On a new build those can be months apart, so the due date arrives earlier than most people expect.

Where we work

We cover southeast Calgary. The communities we are in most often include Auburn Bay, Cranston, Seton, Mahogany, Legacy, Walden, New Brighton, Copperfield, McKenzie Towne, Chaparral.

If your complex is not on that list, call anyway. We travel across the southeast and we would rather tell you honestly whether we are the right people than have you keep phoning around.

Booking it

Call 403-404-9975. Tell us the model number off the rating plate if you can find it, or send a photo by text and we will tell you what you have.

What is free

A written quote on any work. And on any visit we are already making, we will take the model and serial off the rating plate and work out which Gradient warranty document applies to your unit and when the coverage started. If we cannot answer something on the spot we will find out, or show you where to look. That part takes a few minutes and costs nothing.

How we price this work

We charge by the job, not by the hour. Hourly billing punishes you when a job turns out to be complicated and punishes us for being quick, so we price the job. You get one number for the finished work, agreed before anything starts and always in writing. If we find something else once we are in, we stop and re-quote, and you decide.

Frequently asked questions

My furnace is in a tiny closet. Can it still be serviced?

Almost always, yes. Gradient syncFURNACE units are designed to be serviced entirely from the front, so a technician does not need side or rear access. Gradient recommends 24 inches of front clearance and 12 inches above for service work, and a builder framed closet is often tighter than that. It is still workable for someone who knows this appliance.

How much clearance does a Gradient syncFURNACE need?

The unit is certified for zero inches to combustible material on all sides. That is a fire rating, and it is why the closet can be framed tight around the cabinet. Separately, Gradient’s manual recommends 24 inches at the front and 12 inches above for service access. CSA B149.1:25 clause 4.14, headed Accessibility, requires an appliance to be installed so that it is accessible for servicing, and sets a minimum service clearance of 24 in (610 mm) to any side, top or bottom where service could be necessary. On a syncFURNACE that is the front. A greater distance on the rating plate governs instead, and where 24 inches is not enough to remove or replace a component, more has to be provided.

Why did my builder put the furnace in such a small closet?

Because the syncFURNACE is a furnace and a water heater in one cabinet, so the whole mechanical package fits in a closet instead of a room, and floor space in a new Calgary home is valuable. The unit is also certified for zero clearance to combustibles, so the framing can sit tight to it. It is a normal trade off rather than a mistake.

An HVAC company said they cannot service my furnace. What now?

Usually it means they have not worked on this appliance before. Gradient is a Calgary manufacturer with a modest install base, so most technicians genuinely have not opened one. The work is routine once you know the unit. We service Gradient units in tight closets across southeast Calgary.

Do you have to pull the unit out of the closet to service it?

No. On a Gradient syncFURNACE the burner, combustion chamber, condensate trap and filter are all reached from the front. Removing and reinstalling a front serviceable appliance in order to service it is almost never necessary.

I live in a townhome. Do my neighbours have the same unit?

Very probably. Townhome rows are built to one mechanical design, so the same model usually sits in the same closet in every unit, often in a mechanical room under the stairs off the garage. They were also commissioned within weeks of each other, which means the whole row is due for service at roughly the same time.

Can you service several units in our complex at once?

Yes, and there is a saving in it when we do. Six units in one complex is more efficient for us than six scattered houses, because there is no drive time and we already know the model, the closet and the drain layout. Call 403-404-9975 with your complex and we will tell you what a group booking looks like.

Can a Gradient syncFURNACE sit on carpet?

No. The installation manual states the product cannot be installed on carpeting. Carpet hides water and holds moisture, and you want a hard, wipeable surface under an appliance with a water side. If yours is on carpet, mention it when you book and we will look at it during the service.

When is the first service due on a brand new Gradient?

One year from installation, not from your possession date. On a new build those can be months apart, so the due date arrives earlier than most people expect. Gradient’s warranty asks for maintenance to be carried out and documented annually.
